Our Process
1. Your Goals & Brief
Schedule an obligation-free 15 minute call or zoom meeting to discuss your specific buying goals. During this initial conversation, we will assess your requirements to ensure we are the right fit to work together.

After we have assessed your full buying criteria including budget, wish list and preferred location(s), we sign a formal Buyers Agency Agreement confirming Eddington+Hargreaves will act on your behalf.
2. The Search
We will then commence the pursuit of your new home utilising our extensive local networks and key contacts with local agencies to source both on-market and off-market opportunities, including properties that may not yet be marketed online specifically tailored to meet your brief and budget.
The search process range can be from days to weeks, and we will keep you updated with a weekly shortlist or as per our agreed terms.
3. Top Contenders & Shortlisted properties
We personally inspect every property on your behalf before compiling a list of top contenders that meet your buying objectives.
Our site inspections are thorough, encompassing not only the property itself, and the neighbouring surrounds.
We provide our own photos and videos of the interiors/exteriors.
We do this to ensure accuracy and give a genuine representation of each property rather than rely only images provided by selling agents
4. Reporting
Our reports are meticulously prepared by our team and includes a comprehensive due diligence including title searches and local market analysis.
This analysis is based on recent comparable sales values in the area providing an informed estimate of the properties value.
Additionally our reports will highlight any potential issues identified with the property
5. The Negotiations
As your Buyer Agents, Holly and Jo will represent you in all negotiations, aiming to secure the property at the best price and on your terms.
We handle various sale methods including Private sales, Tender, Multi-offer situations, and Auctions.
For Auctions we will work closely with you to develop a specific auction strategy and then bid on your behalf (whether over the phone or in person) on the day of the auction.
6. Due Diligence
We take care of organising Property LIM and building inspection reports on your behalf liasing with the necessary professionals. Additionally we access Queenstown Lakes District Council site to review any changes on the proposed District Plans and liaise with Land Information New Zealand for Title information ensuring you have all the necessary information at your fingertips to make an informed decision.
7. Sale & Purchase
We collaborate closely with your legal team to manage the details of your sale and purchase contracts including
auction contracts to ensure a smooth transaction.

This collaboration covers key elements such as deposits, settlement and possession dates, lists of chattels and inclusions and any specific terms or Clauses in the contract.
8. The Settlement
When it's finally time for settlement
we are there to manage everything for you, especially important if you cannot be present. Our comprehensive service includes conducting pre-settlement inspections, co-ordinating with solicitors and listing agents, and handling handover of keys, alarms and property access.
We go the extra mile by assisting with the setup of key services such as Power, Internet and Gas connections,. We can help arrange firewood delivery, lawns, gardens, cleaning services and even stock your pantry ensuring everything is ready for you to simply turn the key and move in!
